§ 6.04.03. Shared access/cross access easements.

  • Shared access points and drives are encouraged for adjoining non-residential uses along arterial and collector roads. Non-residential uses may receive, as an incentive, either a ten-precent reduction in the required number of parking spaces for the uses sharing an access or a ten-percent increase in development intensity (square footage) for uses sharing an access, provided that the shared access from any arterial or collector is the only access from that roadway. Non-residential uses with multiple road frontages may have access from each road and still qualify for the shared access incentive if one or more of the accesses is shared with an adjoining non-residential use. If determined necessary by either non-residential use or by the town, a perpetual cross access easement will be required and shall be provided to the town for review prior to recording said easement in the records of Okaloosa County.
