§ 7.06.07. Additional height and area regulations.

  • A.

    Where a lot or parcel of land has an area and width of less than the above required minimum and was so recorded at the time of the passage of this ordinance, said lot may be occupied by a single-family dwelling; provided, however, that the minimum side and front yard requirements set out hereunder are conformed with.

    B.

    Public or semipublic buildings, hospitals, sanitariums, schools and churches or temples, where permitted in a district, may be erected to a height not exceeding 75 feet when the front, rear and side yards are increased an additional foot for each foot such buildings exceed the height limit otherwise provided in the district in which the building is built.

    C.

    Chimneys, water tanks or towers, stacks, ornamental towers or spires, wireless or broadcasting towers, monuments, cupolas, domes, false mansards, parapet walls, similar structures and necessary mechanical appurtenances may be erected to a height in accordance with existing or hereafter adopted ordinances of the Town of Cinco Bayou.

    D.

    In computing the depth of a rear yard for any building where such yard opens onto an alley, one-half of such alley may be assumed to be a portion of the rear yard.

    E.

    On corner lots in residential districts, the front yard requirement of the district shall be maintained on the street frontage side of the lot, but a 15-foot side yard will be permitted on the side street provided the corner lot faces the same direction as all other interior lots of the block.

    F.

    These minimum requirements shall apply to all structures in R-1 and R-2 districts other than single-family residences.
